Delhi Master Plan 2041: Delhi Development Authority approves Master Plan 2041

The Delhi Development Authority (DDA) has approved the draft Master Plan 2041 for the capital, paving way for the development and future growth of the city.

The master plan proposes to promote clean economies such as IT/cyber hubs, knowledge-based industries, and R&D facilities in Delhi.

There is also provision for the development of night time economy. As part of the master plan, the authority wants to boost housing supply, by private participation through land pooling and regeneration of planned and unplanned areas with incentive FAR.

DDA also proposed development of non-ownership/rental housing and Affordable Rental Housing Complexes (particularly close to mass transit) with new formats like serviced apartments, condominiums, hostels, student housing, worker housing, to meet housing supply demand in existing developed areas.

Plan also permits flexible loading of Floor Area Ratio (FAR), Transfer of Development Rights (TDR) receiving areas, and additional development controls to promote walkability, sustainable design, active frontage, and other sustainable urban planning principles in land pooling areas.

Green Development Area (GDA) proposes to provide an integrated policy covering Low-Density Residential Area (LDRA) and green belt, which will lead to regularisation of farm houses in the capital.

The Draft Master Plan for Delhi -2041 was approved and now it will be forwarded to Ministry of Housing and Urban Affairs for final approval and notification.Lt. Governor, VK Saxena said that, the thrust of MPD-2041, was inclusive development, environmental sustainability, green economy, infrastructure development that included sufficient housing for all sections of the society, innovative interventions like TOD hubs, land pooling, green development area and rejuvenation and regeneration of the city.

The first Master Plan for Delhi was promulgated in 1962 under the Delhi Development Act 1957. These plans are prepared for 20 years’ perspective periods and provided a holistic framework for planned development of Delhi.
