Wealth management firm inks lease at BofA Tower

AllianceBernstein, a global asset manager, signed a long-term lease for its local private wealth office, Bernstein Private Wealth Management, to occupy 11,241 square feet at Bank of America Tower, at 800 Capitol, in downtown Houston. The firm plans to relocate from Wells Fargo Plaza, 1000 Louisiana, in spring 2022. Kristen Rabel and Parker Duffie of CBRE represented the landlord, Beacon Capitol Partners. Steve Biegel with Newmark represented AllianceBernstein.

I.S. Engineers leased 4,679 square feet at 7670 Woodway. Michael Mannella of NAI Partners represented the tenant. Sam Hansen of Avison Young represented the landlord, NW Crossing Management.

ChemPak International, a Houston logistics company specializing in chemical packaging, distribution, warehousing and transportation, signed a full-building, 156,726 square-foot lease at 10421 Mula Road in the Weatherford Farms Industrial Park in Stafford. Anthony Squillante, Drew Coupe and Josh Morrow of Avison Young represented the tenant. Walter Menuet, Barkley Peschel and Jason Scholtz of Colliers represented the landlord, Crow Holdings Industrial.

Sunrise Capital, Zane Holdings and Goodegg Investments announced the joint acquisition of Royal Spring, a newly built, 351-unit apartment complex at 4910 Spring Cypress Road in Spring.

Ameritex Machining and Fabrication purchased an 86,909-square-foot building on 12.9 acres at 700 Conroe Park North in the Conroe Industrial Park. Tim ONeill with TSO Properties represented the buyer. Tom Condon and Walker Barnett with Colliers represented the seller.

Parkway Financial purchased Ten Plaza West, a 105,289-square-foot office building, at 15915 Katy Freeway, in west Houston. David L. Carter of Colliers represented the seller, DIG TPW.

APAC DFW leased 200,000 square feet at 2902 E. 13th St., Deer Park. Michael Foreman and Jim Foreman of Cushman & Wakefield represented the landlord, DCT 225 Distribution Center LLC. Travis Secor of JLL represented the tenant.

Malaty Therapy Services leased 2,655 square feet at 11211 Katy Freeway. Kacie Skeen and Austin Brodeur represented the landlord, Hartman Income REIT. Separately, Fifth Enterprises renewed 2,823 square feet in the building.

Hachem Domloj purchased a six-unit multifamily property at 1226 W. Pierce as the site of a new townhome development. Lee Girard of Girard Interests represented the buyer. Cotton Munson of Davis Commercial represented the seller, the Bishop family.

Hillview Capital Partners acquired the 104,212-square-foot Wells Fargo Business Park at 301-305 Wells Fargo Drive in north Houston from Partners Capital. Trent Agnew and Charlie Strauss at JLL represented the seller.

Flourseals America leased 29,220 square feet at Stafford Crossing, at 11325 Cash Road in Stafford. Brian Gammill, Darryl Noon, Jude Filippone and Carter Thurmond of Transwestern Industrial Group represented the landlord. Adrian Fernandez of Walzel Properties represented the tenant.

AMS Properties acquired 2.27 acres of land at Veterans Memorial and Kelly Lane from Center Realty. Jeff Lokey of NewQuest Properties represented the seller. Diamond Adatia of Epic Realty represented the buyer.

Access Restoration Services US leased a 25,000-square-foot building at 27657 Commerce Oaks Dr. in Conroe. The company is expanding its disaster mitigation and property restoration business into the U.S. from Canada. Marc Drumwright of Southwest Realty Advisors represented the landlord. Cotton Munson of Davis Commercial represented the tenant.

Gene B. Reynolds & Associates renewed 2,230 square feet at 2040 N. Loop West. Dani Allsion of Resolut RE represented the tenant. Justin Harrity represented the landlord, Hartman Income REIT.

The Howard Hughes Corp. donated 44 acres of open space reserves, hike-and-bike-trails and a neighborhood park in the Village of Creekside Park in The Woodlands. The land donation includes forest buffers, trails and Monarch Pond Park.
